Please take a few minutes to review our policies - guests are responsible to understand and agree to our policies despite any discrepancy between the following and those published on third (, fourth, fifth....) party booking engines.

COVID POLICY: We have young children and a host of livestock whose survival depends on our top physical health. We ask that our guests be fully-vaccinated. We reserve the right to cancel any guest with symptoms of illness without refund. We reserve the right to cancel reservations based on symptoms within our family and/or state business closure recommendations/mandates - in which case full refunds will be issued on the day of the cancelation with as much notice as possible to our guests.

Booking
Reservations are most easily processed electronically but can also be made by phone if we are available (calls accepted from 8am to 8pm).
We have a strict two night minimum on weekends (except walk-ins).
Short-notice/walk-in (2-48hrs notice) bookings are permitted. Please call at least two hours prior to arrival if you see availability on our website that hasn't been reprogrammed for one night booking.
Rates are quoted per night with multi-night discount, excluding tax.
Room rates include double occupancy and two breakfasts - add $15.°° per additional overnight guest.
Only rates as published on our website are guaranteed. Although rooms may be advertised elsewhere, we recommend that you reserve with us to receive the best rate. Third party agents take as much as 27% from small establishments.
We require 50% payment of the reservation by credit card.
The remaining 50% will be charged up to 10 days prior to arrival on 1-2 room and 30 days for multi-room bookings.
Third party reservations (booking.com, expedia, etc.) are charged according to the settings on those platforms, we are not paid for those reservations until they take place, as such we cannot control the speed that refunds are issued.
Whole house rentals must be paid in full 30 days in advance.

Check-In (4-10 pm) & Check-Out (by 11 am)
Arrangements for early or late Check-In should be made in advance with the Innkeeper. Please, do not ask about check-ins after 11pm (we work from 4-5 am until 10 pm and that is more than enough!).
Early Check-Ins and Late Check-Outs are generally not permitted - we anticipate needing all allowable time to thoroughly clean guest rooms and public spaces. It’s essential that we keep to our schedule to prepare for new arrivals AND have time for maintenance, producing hay, building/improving farm structures, tending livestock, horse & rider training, tutoring our children, and attending appointments. Early Check-Ins and Late Check-Outs force us to forgo and/or postpone essential work, cancel appointments, and even close rooms. Our early/late fee is $30/room/hour.

General Policies
Guests may drink responsibly, with consideration for the safety and comfort of other guests.
Our Inn is not open for unannounced tours.
Non-registered guests may join you for breakfast ($15.°° per person) with advance notice to the innkeeper.
Additional parking for boats and small trailers is available.
Gift certificates expire two years from date of issue, except where indicated.
Gift certificates are no-longer valid following a cancellation.

Cancellation Policy
Due to our small size, cancellations affect us significantly; give us little chance of re-booking a room despite having made preparations, including cleaning, staff and personal scheduling, and expensive food purchases. Our guests agree to the following cancellation policy at the time of booking:
Refunds will be issued on timely cancellations (greater than 10 days on 1-2 room and 30 days for multi-room bookings prior to arrival), less a $50.°° per roomnight fee.
Cancellations must be received by email. Your cancellation is not confirmed until you receive a cancellation email from us.
No-shows and early departures are responsible for full payment of the entire reservation.
Rescheduled reservations, must be arranged greater than ten days in advance of the canceled date, and require a $25.°° re-booking fee.

No Guest Pets
Our Inn is free of indoor pets.
Because we have our own large farm dogs and our free-range laying hens and other livestock to protect we do not accept pets other than service dogs (as required by law). A service animal is a dog that is individually trained to do work or perform tasks for a person with a disability. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.
Service animals must be harnessed, leashed, or tethered at all times.
Damage caused by a service animal will incur a minimum $100.°° penalty, up to the total amount required to restore the property to prior condition (laying hens injured or killed by a guest’s dog are $200.°° each).

Farm Safety
We do not allow smoking, fireworks, incense/candle burning in any of our guest rooms or on the farm.
Children must be supervised at all times - guardians of unattended children (under 12 years of age) will be billed for childcare. We will not be held responsible for accidents or injuries to children left unattended.
Livestock are often territorial, competitive, and aggressive, and therefor dangerous - guests are not permitted in livestock pastures, stalls, or other housing without Innkeeper permission or attendance.
Guests are not permitted to unlock or open any livestock enclosure without Inn permission and instruction.
Guests are advised that our livestock enclosures are powerfully electrified to encourage livestock respect - it is dangerous to attempt to feed livestock over or through our fences and gates.
Roosters can be territorial, competitive, aggressive, and dangerous, especially to children - children are not permitted to visit fowl enclosures or coops without adult supervision. The Innkeeper will oversee children gathering eggs.
Guests are advised not to come within 40’ of the bee hives on the property.
Guests are not permitted to sit on or operate farm equipment without Innkeeper permission and guidance.
Guests may take our working dogs dogs hiking around the farm (to protect against and kill rabid wildlife). However, guests are not permitted to take the working dogs off the farm or onto the public roadway.

Inn Keeper's Rights
Our Inn is privately owned and operated, we reserve the right to refuse service to anyone who is non-compliant with our policies, rude, or disruptive to our other guests.
We reserve the right to charge guests’ credit cards for damages and excessive cleaning charges.
We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind.

Property Damage
Guests assume full financial responsibility for excessive cleaning or damages occurring during their stay. Beyond normal clean-up expenses or damages caused by the guests will be charged to the guest’s credit card. Charges may need to be applied after guest departure as deemed necessary by the Innkeeper(s). Final Expenses will be based upon actual documented costs, plus any lost income.
Please report all spills and/or damages to the Innkeeper(s) promptly.
Guests caught smoking within the Inn (including vaporized products) will be asked to leave the Inn without refund and may be charged a minimum $200.°° fee (to return any room to non-smoking status).
Please do not pick or harvest Inn produce without permission (fruits, vegetables, or flowers).
